A good landlord should...
Listen to their tenants and take action to solve problems before things get too out of hand to make things right.
Most things are niggly little things that should be done when workmen are working in the tenant’s home not being listened to.
If there are any rent problems it should be face to face meetings between tenant and landlord with witness on either side to be present.

Understand every person different some are ok telling people how they feel & need help – others lack confidence to talk or ask for help.
Calling people by their first names, talking the same language writing once a month to ask how their tenants are and to ask if there’s anything they need help with or if they live alone do they like a chat.
OAP like a meeting room or a place they can meet same for young single parent both male & female.
I like to be called by my first name I have had private housing in the past he was great.

That Housing Department's and all councils have a policy of responding to correspondence/emails within 20 working days. (Highland Council Housing Dept just ignore tenants and I have been ignored for over a year, despite several emails, and this is not the first time.)
That Council's repay overpayments of rent within 5 working days and not treat tenants as traders, companies, making them wait weeks. From R Sale, Tenant - 16/11/2010 Tagged as: customer service, communication, service standards

Do anything possible to ensure tenants have double glazing or secondary glazing.
This is 2010 isn't it I have single glazing with rotting ill fitting frames, that let wind and rain in and I struggle to sleep with noise pollution. And no I dont have any central heating. I get excessive amounts of condensation running down to my carpets, blinds and curtains have been destroyed by mold. My Housing Association is not intrested in my problems. I ask if thatre are any plans for new windows but just get told it will happen some day. So more pressure to improve windows and improve communication on proposed plans, on clear statements if no plans are in place for improvements.
Help tenants so they dont feel forgotten about, I pay my rent but feel like no one cares about the conditions I live in.From Robert, Tenant - 14/09/2010 Tagged as: communication, housing quality
